    PROPERTY LEASE AGREEMENT


    1. PARTIES TO THE AGREEMENT

    This Lease Agreement is entered into between:

    Hereinafter referred to as “the Lessor.”


    LESSEE (TENANT / ORGANISATION)

    Organisation Name: Neftaly KingNeftaly Kingdom (Mobuen NPC)
    Represented By: Mr Neftaly Malatjie
    Capacity: Founder / Executive Director / Authorized Representative

    Hereinafter referred to as “the Lessee.”


    2. PREMISES

    The Lessor hereby leases to the Lessee the following property:

    Capricorn District Municipality
    Limpopo Province

    The premises shall be used for:

    ✅ Community Development Activities
    ✅ Youth Development Programmes
    ✅ Therapeutic Psychosocial Support Services
    ✅ Training and Skills Development
    ✅ Administrative Offices
    ✅ Social Intervention Programmes
    ✅ Non-Profit Operations of Mobuen NPC


    3. LEASE PERIOD

    The lease shall commence on:

    Start Date: 02 March 2026

    and shall continue for a period of:

    60 Months

    Unless terminated in accordance with this Agreement.

    The lease may be renewed upon mutual written agreement between both parties.


    4. RENTAL AMOUNT

    The Lessee agrees to pay the Lessor:

    Monthly Rental Amount: R 150

    Payment shall be made:

    • On or before the 15 day of each month
    • Via EFT / Cash / Approved Method

    5. DEPOSIT

    A refundable security deposit of:

    R 600

    shall be payable prior to occupation.

    The deposit shall be refunded within 30 days after termination of the lease, subject to inspection of premises.


    6. USE OF PREMISES

    The Lessee agrees that:

    • The property will be used strictly for lawful purposes.
    • Activities shall align with Non-Profit Organisation objectives.
    • No illegal or hazardous activities shall occur.
    • Community programmes may operate during reasonable hours.

    7. MAINTENANCE AND REPAIRS

    Lessor Responsibilities

    • Structural maintenance
    • Major repairs
    • Property ownership compliance

    Lessee Responsibilities

    • Cleanliness of premises
    • Minor repairs
    • Utilities usage management
    • Protection of property assets

    8. UTILITIES

    The following utilities shall be paid by:

    9. ALTERATIONS

    The Lessee shall not make structural alterations without written consent from the Lessor.

    Temporary installations for programme delivery are permitted.


    10. INSPECTION

    The Lessor may inspect the premises upon reasonable notice (minimum 48 hours).


    11. TERMINATION

    Either party may terminate this agreement by providing:

    30 – 90 Days Written Notice

    Immediate termination may occur if:

    • Rental remains unpaid
    • Property misuse occurs
    • Illegal activity takes place
    • Breach of agreement persists

    12. SUBLETTING

    The Lessee may not sublease the premises without written consent of the Lessor.


    13. LIABILITY

    The Lessee indemnifies the Lessor against:

    • Operational risks
    • Programme activities
    • Visitor incidents arising from organisational operations

    14. COMPLIANCE

    This agreement complies with:

    • South African Contract Law
    • Non-Profit Organisation Act
    • Municipal By-Laws
    • Occupational Health and Safety Act
    • Community Development Facility Standards

    15. DISPUTE RESOLUTION

    Any dispute arising shall be resolved through:

    1. Negotiation
    2. Mediation
    3. Arbitration within Limpopo Province

    16. GOVERNING LAW

    This Agreement shall be governed by the laws of the Republic of South Africa.
